Permanent Rentals

All our Tenancy Agreements are governed by the Residential Tenancies Act 1995. The standard Terms and Conditions are based on the Real Estate Institute Management Agreement

Finding the Right Tenant

To secure the best tenants possible for your property we ensure comprehensive checking is carried out on all prospective tenants and they are required to complete a 100 point identification check along with an application form including previous landlord details and references

When the right tenant has been secured for your property, all the necessary Tenancy Agreements are completed and 2 weeks rent is payable in advance. A bond of 4 weeks rent is also collected and lodged with the Office of Consumer & Business Affairs.

Payment, Fees & Charges

Rent monies are collected and held in the Dodd & Page Trust Account until the final trading day of each month. The Trust Account is then closed, balanced and funds transferred to the landlord.

Your Property

Property Inspections

An initial inspection is undertaken prior to tenants occupying the property.

Insurance

Please ensure you have the correct insurance policy for your rental property. Some insurance companies also offer "landlord protection" to cover loss of rent etc.

Utilities

Please remember to organize final readings with electricity and telephone companies prior to your first tenancy commencing.

Smoke Detectors

Smoke detectors are a legal requirement and we suggest landlords install hard wired or lithium battery detectors to ensure the property complys with current legislation requirements.
